WHY: General Meeting of Community Board Two
The Community Board will, among other things, consider an application for a zoning variance by the owners of 32 Lexington Avenue in Clinton Hill, to build a ten story structure on the north side of a lot they own that goes through the block from Quincy to Lexington. The owners want a variance because a structure this size is not permitted under the contextual zoning in Clinton Hill.
The residents of the surrounding area, as well as tenants of 15 Quincy Street (on the south side of the same lot and built as the subsidized housing component required of the lot owners who also built the Toren at Myrtle and Flatbush), oppose the application as the proposed building would create a brick wall over 100 feet high outside the only windows for the north-facing apartments in 15 Quincy Street. Council Member Cumbo and Public Advocate Letitia James are on record opposing the application both for this reason, as well as due to anticipated traffic congestion that would be caused by the location of a charter school in the building.
